The now highly developed mortgage market throughout Spain has grown over the years as the country’s economy has become more advanced.

This is portrayed through the sheer breadth of mortgages available to consumers; both organised through well known banks or tailored mortgage brokers.

Much like other economically developed countries, the Spanish mortgage market is a competitive one, with lenders fiercely trying to win over new customers and retain their current ones. This has led to a great range of mortgage deals on offer; each resulting in vast overall price differences.

This becomes even more evident in the difference in charges the same banks may offer in alternative branches - this is quite surprising, considering the interest rates’ on all mortgages throughout the country are based on the EU base rate.

The majority of Spanish lenders operate similarly to those in other countries with regards to their lending contracts. This being to offer customers a fixed interest rate for say 5 or 7 years, and then following this, switch to their variable rate, which will fluctuate based upon the EU base rate.

Unlike in other countries where it is not uncommon for a mortgage to span 25 or even 30 years, such practices have only recently been introduced by Spanish lenders. This has been one of the contributing factors to the recent Spanish property boom.

With regards to the actual amount you will be loaned, the interest rate and the mortgage’s flexibility, your personal Credit Rating will be used, and will thus such factors will vary from customer to customer.

In most cases you will be lent up to a maximum of 80% worth of the property’s value, you will therefore require a rather hefty deposit, especially if you are looking for a more up market property.

When most people think of the USDA they think of mad cows or frustrated bulls. Or perhaps the entertaining show NCIS with the famous line where the team announces "NCIS!" to the suspect at which point he replies, "Meat inspectors?"

Few people know that NCIS also provides home loans. No - that’s USDA. That’s right; the U.S. Department of Agriculture has a home loan program. Under the Direct Loan program, individuals or families receive direct financial assistance directly from the Housing and Community Facilities Programs in the form of a home loan at an affordable interest rate.

Most of the loans made under the Direct Loan Program are to families with income below 80% of the median income level in the communities where they live. Since HCFP is able to make loans to those who will not qualify for a conventional loan, the HCFP Direct Loan program enables many more people to buy homes than might otherwise be possible. Direct loans may be made for the purchase of an existing home or for new home construction.

They also have a loan guarantee program, which assures the lender that they will be paid in the event of default. In times of tightening credit this can be the difference between obtaining a new home - or not.

Currently the USDA is approving loans and loan guarantees for Post Falls Idaho and Rathdrum Idaho. Other rural areas in Northern Idaho may qualify as well. Coeur d’Alene Idaho and Hayden Idaho do not qualify for the USDA program. The maximum loan amount is typically under $200,000 and income amounts vary for qualification, but a family of four in the Post Falls or Rathdrum area may qualify for a loan guarantee with income as high as $70,750 or for the direct loan program with income under $42,100!

The lost art of hand engraving on 14K gold jewelry and rings is seeing a resurgence of interest and availability since the tried and true process of diamond engraving is now being applied to jewelry as a decorative technique. This process replicates the "bright cut" vintage look previously only created by a disappearing breed of artisan hand engravers.

Diamond engraving actually burnishes the gold surface creating a polished subsurface in the groove of the line being engraved. Small V-shaped shavings of gold are removed in the process. The shimmering effect created is dazzling as the light catches the bright-cuts from different angles and creates a subtle, but beautiful engraved design.

    Indoor Tanning Is Becoming More Popular

    This is the time of year when many individuals start thinking about getting a tan. Due to the lifestyles of many, they will consider going to a tanning salon. There are some common questions that people have about them though. Being able to get the right answers will often determine if they are going to use one or not.

    Will I get skin cancer if I go to a tanning salon? There is evidence to suggest that using tanning equipment that offers UV rays can lead to skin cancer in people of all ages. There are some types of sunless tanning equipment out there though. If you are worried about skin cancer or if it runs in your family then you may find this to be a better option for your tanning needs.

    Some people are afraid they won’t be able to tan indoors. This is understandable if they have struggled to do so outdoors. I am one of those people who is either white or red if I depend on the natural sun to give me some color. Yet with the right products and with limiting my exposure at an indoor tanning facility I can get a nice brown color I am pleased with.

    You may think it is a waste of time and money to go in and only tan for about five minutes. Especially if your friends are tanning for about 15 minutes each time they go in. Yet you don’t want to get that red color so limiting the time is going to work to your advantage. Make sure you use a moisturizer several times a day as well. This will help you to obtain some color faster as well as maintain it longer.

    Nothing is going to look worse or hurt more than getting a sunburn due to being in the tanning bed too long. If you have very sensitive skin then let the person at the facility know this. They can recommend the right products for you as well as a good starting time. As you get used to the tanning and aren’t turning red you can add another minute to your sessions.

    Color Your World & Change Your Mood

    Is it time to re-decorate your family room or playroom? Do you need to paint the kids’ room? There are many factors to consider before you just pick out a selection of colors and let the kids choose which one they like best. Parents, learn what to do and what NOT to do!

    First, make sure you know what you are painting over. Chip off a piece of the current paint and take it to your local paint store to determine if the paint is latex, oil or lead-based paint.

    If the existing paint is lead-based, check with the local building codes in your area. They may require removal before repainting.

    If the paint is latex-based, you can simply paint right over it. If the existing paint is oil-based, you need to prime the room with one or two coats of a latex-based primer. Let the primer dry one or two days before applying your top coat. You may need to paint a second coat to get your desired color.

    For the best results, use an oil-based primer if your top coat will be oil-based, or a latex-based primer if your top coat will be latex-based paint.

    WHITE is pure and innocent. Too much white can make a room feel cold and empty but it can make a smaller room feel bigger with an open feeling. White with color splashes work well in smaller, less sunny rooms.

    BLACK can give the feeling of power but can also feel aloof and evil. Depending on the room, it can be comforting or closed in. To use black, make sure there is plenty of lighting.

    BLUE has shown to decrease blood pressure and aid in relaxation. Blue in the bedroom has proven to aid insomnia. Blue has also proven to increase thought processing therefore add it to your kitchen or home office. It will increase your productivity but remain relaxed.

    GREEN connects with nature. It creates the feeling of relaxation and laziness. It can also slow breathing. Use it where you want to relax.

    YELLOW stimulates the brain, speeds up metabolism and enhances concentration. With that said, yellow is also the hardest color for the eye to perceive, so without soothing colors to off-set the stimulation, it can be overpowering and create tension. People tend to become angry in too much yellow and babies cry more in a yellow room.

    PURPLE is peaceful and soothing. It is also associated with wealth and romance. Purple occasionally is used to aid nervous disorders. Purple tends to sooth emotions and creates a peaceful feeling.

    RED stimulates stamina and vitality. Red also can increase heartbeat, blood pressure, appetite and breathing. Red is often used for accent to add liveliness to a room.
